The property was recently listed up for sale for $399,900 with the slight catch of being a cash-only purchase, according to The Newport Daily News.

This seasonal cottage's listing is described as a "once in a lifetime opportunity," by Rhode Island Real Estate Service, who shared 39 images of the lonely dwelling.

The property located at 0 Patience Way includes "two bedrooms, kitchenette, half bath, one solar panel, and a picturesque front porch." As per the listing, it is "perfect for comfortable camping, getaways, amazing Airbnb potential & more."

Naturally, becoming the sole inhabitant of an entire island does have its downsides. Patience Island is off the electrical grid and provides "no traditional electrical service," meaning future owners might opt for solar panels to provide energy, as per a suggestion in the listing. Rhode Island Real Estate broker Michael Russo posted the sale via his Facebook account and, as intrigued by the location as by the price, users think that it will be an easy sale.

Constructed in 1972, property records show that the house was owned by John E. Clarkin Jr. and Alice Clarkin Trustees, and was "lovingly cared for by the same family since it was built," as the sale listing details.

Patience Island was purchased by Roger Williams, the founder of Rhode Island, from the native Narragansett peoples, according to a 1982 piece by NYT. Roger Williams, along with other colonists, named Patience Island among other surrounding pieces of land.

The listing is still posted and the property appears to remain on sale at the time of writing.
